Our Commercial Policy

By subscribing to the booking form or accepting the Terms and Conditions of the registration form, including the online version you agree to the Terms and Conditions set forth below. Booking conditions still apply even if the registration form is not completed (e.g. booking by phone). Upon return of the registration form to ORLANDO RENT HOMES and payment, the booking confirmation will be sent. The reservation will be made for the number of people indicated on the booking form and for the specified dates and cannot be replaced, shared or assigned. No other person will be able to use the residence.

The cleaning fee on departure will be charged for stays of less than 3 nights.   A deposit of 30% of the total balance must be made in order to guarantee the reservation of the rental of the property. The reservation is not confirmed until the deposit is received. The final balance must be paid up to 28 days prior to arrival (or previous). We will send final instructions, including instructions and check-in, about 1 week before arrival date. Reservations made within 4 weeks of arrival date must be paid in full, including refundable security deposit (see below). A scanned copy of an ID must be provided along with a proof of address. We are sorry that pets are not allowed, in addition, smoking is not allowed inside any of the houses. Failure to comply with these rules will result in a fine of at least $250 against your security deposit. Check-in from 16:00 on the day of arrival; check-out until 10:00 am on the day of departure. If it occurs beyond the times stipulated above, it may result in additional costs. A security deposit is required for all bookings.

An authorization form called Security Deposit must be received at our CHECK-IN ADMINISTRATOR’s office. This form is required to ensure security against any malicious damage, inventory discrepancies, lack of cleanliness, or excess garbage. Through inspection of the property after departure the authorization will be cancelled within 1 week of your departure. Once confirmed the reservation of the property it cannot be replaced without the collection of financial penalties as informed in the cancellation policy. If the property booked cannot be provided, due to reasons outside the control of ORLANDO RENT HOMES, we will offer an alternative to the same standard (or higher) or the full refund of all money paid. All houses are stocked with a minimum amount of toiletries, guests are then responsible for purchasing/supplying all other necessary supplies during their stay. The house has a manual containing general and specific information about the use of the property and condominium. Attention should be given to the resort’s garbage and parking requirements. If the rules of the condominium and use of the property are not respected, fines may be charged by the BELLA VIDA RESORT condominium. Please note that: no refundwill be given for late arrivals, early departures or unused days of your rental package.

Under no circumstances will the security deposit be refunded on the day of departure. All bookings are subject to a Property Protection Fee (security deposit) containing the following premiums: * 4 bedroom homes = $250 The Free Protection fee is a damage waiver, which will cover under accidental or inadvertent damage. Please be informed that intentional damage or gross negligence will result in additional costs. Damages must be reported by the guest prior to check-out. If there is any extra charge to be paid it must be through payment via credit card/deposit after the departure date. Our holiday home is provided only for general tourist use. Parties and special events can only be allowed by ORLANDO RENT HOMES, upon prior agreement. ORLANDO RENT HOMES reserves the right to ask guests to leave the premises without refund in case of misuse of the property. Pool/spa heating (extra charge, optional) must be selected at the time of booking. In the unlikely event of any failure to heat the pool, ORLANDO RENT HOMES will credit pro- rata in the daily rate.

Cancellation Policy​

Cancellation by ORLANDO RENT HOMES (the company): In case rented property is not available due to unforeseen damages or circumstances beyond the control of the company, we will seek to offer another alternative property. Failure to do so will be made a full refund of all monies paid to the company. Cancellation by the customer: Cancellations must be received in writing and are subject to the following penalties: For cancellations made between the initial deposit until the eighth week prior to the date of arrival: loss of initial deposit. For cancellations made from the eighth week prior to arrival date: there is no refund of the amounts paid. We recommend that you take out travel insurance to cover, if necessary, to cancel your holiday.

Responsibility​

ORLANDO RENT HOMES is not responsible for any loss suffered by any guest or visitor in the house, swimming pool, gardens or for any loss or damage caused to any property brought to the rented property. Without any restrictions, ORLANDO RENT HOMES is not responsible for any loss or damage that arises in connection with the guest’s stay in the property caused by issues beyond reasonable control, around construction works, excessive disruption of neighboring properties, failure of supplies of utilities such as water, electricity, gas or air conditioning. We will make every effort to respond to and minimize any disruption caused during the rental period.
